2023 Goals + Jan 2023 - Net Worth Calculation ($101,434.33) => +6.57% from November 2022

The assets I have included include the following categories: savings/checking accounts, cash, Venmo account, investment property equity & retirement accounts.

Net Worth Increase: +$6,255.62

401K increase: -2.25%

Total Assets: $121,328.20

Liabilities:

Credit Card: $557.50

Basement Loan: $19,336.37

Total Liabilities: $19,893.87

TOTAL NET WORTH: $101,434.33


Now we hit 100K net worth for real! Right at the buzzer too (call me Kobe). Very exciting milestone to hit as we journey into 2023. For reference, my net worth in Jan 2022 was about 59K so we almost doubled in a year's time! Very exciting. The increase is due to 3 paydays and my bonus in December along with the usual paydown of debt. Thankfully, Christmas did not run me dry and I feel like everyone enjoyed their gifts this year. Let's see how the goals from last year panned out:


*Note: I now include equity in my primary mortgage in my assets because it is considered an investment.


2022 Goals:

  1. Gross 100K -> 83K from PGR and 17K from Real Estate Agent. Wasn't even close to 17K from my agent business (more like 4K). I did gross 87K from PGR which was better than expected. I think I landed around 95K gross on the year which is really close!! 2023 may be the 6 figure year.

  2. 1.5M in RE sales or 10ish transactions. Only 3.3 transactions so much less than anticipated.

  3. Own 2 more units for a total of 4. Bought a duplex in late summer so check this off!

  4. Savings Rate of 60% - Final savings rate was between 48-50% so still awesome but didn't hit the goal.

    1. Current savings rate = 50%

  5. Have 30K ready for next property - Done!

  6. Do 25 pull ups and 75 push ups in a row consistently - Did 50 push ups in a row and definitely can't do 25 pull ups

  7. Be able to hold a hand stand for 30 secs. Never attempted

  8. Do a 3 min plank - Finished with 2 mins and 11 secs as my best

    1. Current 2 mins

  9. Try 8 new restaurants - If you count restaurants outside of OH, this was definitely completed on the vacations I went on this year

    1. The Fairmount - University Heights

    2. Michealangelo's - Richfield

    3. Olesia's - Richfield

  10. Explore 4 new state parks - Explored a few parks in MI to go towards this

    1. OhioPyle, PA

  11. Go to 2 new states - Completed!

    1. Las Vegas, Nevada

    2. Michigan's Upper Peninsula

  12. Try 6 new recipes including bread and crab cakes - Crab is too expensive and never made bread

  13. Visit both Grandmas 8 times each - These numbers are low but didn't get to 8

    1. Visited Gphilly/ Grandma 4/2

  14. Call my family members at least once every other week - Done

  15. Read 10 books - Maybe finished 1 book?

  16. Run a Spartan 10K in 1.5 hours (and maybe do a beast...) - Didn't train and didn't run in many this year.


Sadly, a lot of the goals set last year were not reached in 2022, despite how great of a year it was! I went to see mom a couple times which is always enjoyable. Towards the end of the year, I even started picking up golf and now that's something Mom, Jaxon, and I can do together! I would really like to do more of that this upcoming year. I went to the Smokey Mts with Granphilly and stayed at a Wyndham resort for a week which was nice. I had one of the best vacations of my life with Lauren when we went to the upper peninsula of Michigan. We saw so many beautiful sites like Isle Royale, Tauquamanon Falls, Pictured Rocks, Marquette, Munising, and more! I went to Vegas twice with Aunt Rachel and Uncle Ray (Lauren even came the second time) where I learned how to play Craps and saw Tom Segura in person. I sold my first house in Maple Heights for a great profit, moved into my duplex, and bought another duplex. I played a good bit of volleyball (we even won a sand tourney) and have been able to lift consistently.


Now looking towards 2023, I had to increase my expected budget compared to last year for a couple reasons: My mortgage is increasing, I added a gambling budget, inflation is high, and Lauren and I are planning a trip to Italy. With that said, it should be another great year and I'm looking forward to what's to come.


2023 Goals:

  1. 50% Savings Rate

  2. Gross 100K -> 89K from PGR, 6K from agent, and 5K from Misc

  3. Buy another multi-family property

  4. Run in 3 different Spartan races

  5. Read 6 books

  6. Visit 4 state parks/ national parks

  7. Visit 1 more state (and one country)

  8. 6 transactions or $750K in sales price
