WE DID IT!!! My net worth finally surpassed $100K - woohoo! This past month it was all the stock market to bring me above that benchmark because my budget certainly didn't help. I actually spent almost what I made this past month due to a couple extenuating circumstances: I booked a vacation for the end of August that I am waiting to get some money back from and I paid almost $1000 for a home inspection + appraisal of my new investment property. Either way, it's over 6 figures so I'm excited!

Looking at the month ahead, I will be closing on my new investment property on August 18th. I am going to start listing the property for rent soon so I can get someone in there asap. My agent business has pretty much slowed to nothing as I try and catch up on post-licensing education. Honestly, I'm not that upset about it. I'm able to enjoy the summer a bit.

Inflation is really starting to take a toll on my food budget. Typically my grocery store trips are under $200 and now I'm lucky to get to $260. That will be something to take into consideration when I make next year's budget. I also had to get new brakes on my car this week so that isn't helping my budget either.

*Note: I now include equity in my primary mortgage in my assets because it is considered an investment.
