BIG BIG Events have occurred since my last blog post. For some reason, I calculated my net worth but never wrote about it. I would like to go back and write about the January net worth at least because I would like to compare Jan-22 to Jan-21. However, let's focus on what has occurred overall since November. I successfully closed on my duplex and have since moved in to the one unit. Lauren and I spent a good bit of time painting and cleaning, but there is still plenty of projects to be done. It is well worth it to not be paying a mortgage!


I also sold my house in Maple Heights for far more than I could have dreamed. It sold for $110K when my loan was around $67K! With these proceeds I paid off all of my loans so I am officially debt free (except for my mortgage of course)!!! It's so exciting to think about my savings rate for the next year because 2 out of the big 3 expenses are taken care of from the start.


I also received a slight pay increase which will help to offset some of the increased inflation the country is currently seeing. Hopefully, I will get a promotion this summer which will further increase my income and my savings rate. I have also started getting my feet wet with more real estate clients and may have a serious one by next month!


*Note: I now include equity in my primary mortgage in my assets because it is considered an investment.


2022 Goals:

  1. Gross 100K -> 92K from PGR and 20K from Real Estate Agent

  2. 1.5M in RE sales or 10ish transactions

  3. Own 2 more units for a total of 4

  4. Savings Rate of 60%

  5. Have 30K ready for next property

  6. Do 25 pull ups and 75 push ups in a row consistently

  7. Be able to hold a hand stand for 30 secs

  8. Do a 3 min plank

  9. Try 8 new restaurants

    1. The Fairmount - University Heights

    2. Michealangelo's - Richfield

  10. Explore 4 new state parks

  11. Go to 2 new states

  12. Try 6 new recipes including bread and crab cakes

  13. Visit both Grandmas 8 times each

  14. Call my family members at least once every other week

  15. Read 10 books

  16. Run a Spartan 10K in 1.5 hours (and maybe do a beast...)
