A sweet and sour month, but certainly more sweet than sour. For starters, I turned 25! I am further ahead now than I pictured I would be 5 years ago. But since I started my FI journey, I am close to where I expected to be. This month my bonus was paid out and my salary increase was reflected in one of my paychecks. Besides that, my assets either were stagnate or decreased slightly. I was also $200 over budget because a raccoon decided to take a joyride in my engine and it chewed through my brake wires! Also, I paid a $500 deposit for my basement to get fixed. It will end up costing $20K... ouch. But it needs fixed and I'm properly budgeted.


Looking ahead to March, I potentially have a house closing which will provide some extra money. Besides that, I have a vacation to Vegas which may or may not help the budget. We'll see. I have a few investor clients now who are looking for homes in the CLE area. Now the goal is to find them a good investment!


*Note: I now include equity in my primary mortgage in my assets because it is considered an investment.


2022 Goals:

  1. Gross 100K -> 92K from PGR and 20K from Real Estate Agent

  2. 1.5M in RE sales or 10ish transactions

  3. Own 2 more units for a total of 4

  4. Savings Rate of 60%

    1. Current savings rate = 47%

  5. Have 30K ready for next property

  6. Do 25 pull ups and 75 push ups in a row consistently

  7. Be able to hold a hand stand for 30 secs

  8. Do a 3 min plank

    1. Current 1.5 mins

  9. Try 8 new restaurants

    1. The Fairmount - University Heights

    2. Michealangelo's - Richfield

  10. Explore 4 new state parks

  11. Go to 2 new states

  12. Try 6 new recipes including bread and crab cakes

  13. Visit both Grandmas 8 times each

    1. Visited Gphilly/ Grandma once

  14. Call my family members at least once every other week

  15. Read 10 books

  16. Run a Spartan 10K in 1.5 hours (and maybe do a beast...)
