In February I turned 27 years old - it doesn't feel any different except that every year that passes makes me re-evaluate my life path. I believe I am in a good spot. I currently have two duplexes under contract that I will purchase for about $147K. They should cash flow $1500 as is which will help pay for some other rental property expenses such as the gutters I just replaced ($2K) and some drainage work I had done ($3.3K). But purchasing them will take a large portion of my networth (~$22K) so I'll be "slim" for a while until I build back up my nest egg. Looking into March, I will make a little bit of money from a wrestling tournament, but that will be quickly spent on this weekend trip I am taking my girlfriend on. The weekend trip is a combination of Valentine's Day, birthday, and anniversary. I'm so excited that the days are starting to get longer and longer again! Means warmer weather will be here before we know it.


*Note: I now include equity in my primary mortgage in my assets because it is considered an investment.


2024 Goals:

    1. Complete Spartan Super within an hour

    2. 5 min plank

    3. 10 sec flag hold

  2. 100 Chumba cards per month

  3. 100K gross per year: 92K from Cigna, 3.6K Agent, and 4.4K Misc

  4. 45% Savings Rate

    1. Currently 33%

  5. Listen/ Read 6 Books

  6. Harvest a mature, Ohio buck

  7. 280 lb benchpress, 335 lb squat, 100 lb pull up (715+ total).

  8. Church (in person) every other week

  9. Read entire New Testament

  10. Kayak entire Cuyahoga over the course of the summer
