MILESTONE ALERT!! I have officially crossed the 50K in net worth. It seems crazy that in less than 2 years I went from having -10K in net worth to now 50K. It's almost time to write my 2022 goals and with that I will set my eyes on what the next 2 years may bring.


In 4 days my duplex is scheduled to close. I am obviously very excited, but nervous at the same time. I've gone over the numbers several times and talked to multiple people about it. It seems to be a good investment. It will cost some capital to get started but at the very least my cashflow will be good.


I have someone coming to look at my house on Wednesday to see if they would like to buy it. If they do and I can sell it for at least 85K, I should be able to pay off my student loan and car loan. That means I would be cash flowing an extra ~$870 next year (no housing, car or loan). That would be pretty sweet! I would be sitting pretty to buy another property in one year's time. Next year could be a really big year for savings and earnings - it gets me excited!
